Carmenita - This southeastern neighborhood has a slightly higher vacancy rate than more exclusive areas like Studebaker, but it can still be a challenge to find the right rental. Real estate prices are comparable to the rest of the city, but rental prices come in at a significantly lower average of just over $1,000. This is not the least expensive rental area, but it is much more reasonable than some of the other areas.
Civic Center - One of the least expensive areas to live, it is also one of the most convenient. Located in the city center, the Civic Center neighborhood has some of the lowest vacancy rates in the nation at less than 2 percent. The low cost rental prices, $708 on average, make it one of the more affordable areas anywhere surrounding LA.
Norwalk Hills - Located north of the city center, Norwalk Hills offers a variety of housing options from stand alone four and five bedroom homes to compact apartments in luxury buildings. Average real estate prices are slightly higher in this area, but it is renters that really feel the pinch. Average rental prices sit at around $1,400 per month, but the beautiful area and low crime rate offsets the price.
South Norwalk - Home to some of Norwalk's least expensive real estate, this area has some of the highest vacancy rates in the city at 4.5 percent. This is still substantially lower than the national average. Of course, those seeking a quick move will find that this area is the easiest in which to find a home.
Studebaker - Located in the northern part of Norwalk, Studebaker has some of the more pricey real estate in the area. The incredibly low vacancy rate - 2.2 percent - can dramatically impact moving time frames. Be prepared to either close immediately or wait several months for the perfect home to become available.
