Housing Statistics

Looking for rent-to-own homes or to purchase a home? Duluth is a great place to buy. The median sales price is $149,000, which is well below the national median. Eighty-four percent of houses are rented and 15 percent are owned. The residential turnover is 26 percent. The vacancy rate, however, is very low between 1 and 2 percent. This means it can be difficult to find a house, but the city is so great, its worth the effort.

Weather and Climate

Because of Duluths northern location, it tends to get extremely cold winters. Average temperatures in January range from -5 to 17 degrees. Summers are much more moderate with July temperatures averaging between 54 and 77 degrees. The city gets around 80 inches of snow per year. This means lots of cold, blustery days, but Minnesotans are used to that kind of thing. Get ready for some ice fishing and hot cocoa!

School Systems

Duluth has many alternatives for schools, both public and private. BB Harris Elementary School has a great reputation, as does Mason Elementary School. There are three public middle schools: Duluth Middle School, Richard Hull Middle School and Louise Radloff Middle School. There is one public high school and a Math, Science and Tech High School. The private schools are Atlanta Adventist Academy and Notre Dame Academy.

Neighborhoods

Duluth has over 25 different neighborhoods. It contains a vast and varied collection of residents, and each neighborhood has its own distinct feel. Here are five you should know about:

  • Denfeld is a quiet and affordable place to rent to own or buy a home. Full of mostly single-family homes, the community is laid back, and its a great place to settle in and save money. Most young students here eventually attend Duluth Denfeld High School, which is known for its breathtaking architecture and strong academics.
  • Fairmount Park is a small neighborhood that has retained its character over the past 150 years, and its a great fit for animal lovers. The Lake Superior Zoo, which houses everything from polar bears to tigers, is located in this neighborhood, as well as the Keene Creek Dog Park.
  • East Hillside is a relaxed area with mostly rentals, including rent-to-own houses, meaning its a transitional neighborhood for many. Its a great place for people to rent early on in order to get a feel of the different neighborhoods. Grant Elementary School is located here, as is Chester Creek, which flows through the eastern side of the neighborhood.
  • Congdon is a lovely neighborhood with a lot of places to go hiking and take in the natural beauty. This area is home to the Glensheen Mansion and the Northland Country Club, which was established in 1899.
  • Lakeside - Lester Park is a beautiful area to live in, with homes that are priced on the high end, close to $450,000. There are two structures in this neighborhood that are registered with the National Register of Historic Places: The United States Fisheries Station, which was built in 1882, and the house at 5217 London Road, which was built in 1899. This is one of the most beautiful neighborhoods in Duluth, thanks to Lester River and Amity Creek, which both run through it.
